2. No Automatic Advocate-Client Relationship
Submission of an enquiry, use of this website, downloading a document, sending an email or communicating through WhatsApp does not by itself create an advocate-client relationship. A professional engagement arises only after the assignment is accepted and applicable engagement terms are communicated/accepted.
3. Scope of Verification
Verification is based on documents supplied by the client, information provided by the client, records accessible through relevant authorities and databases, searches actually undertaken, and the scope agreed for the assignment.
4. No Guarantee of Clear Title
A Property Legal Verification Report is not a guarantee that a property is completely free from risk, dispute, defect, claim, encumbrance, fraud or future litigation. The report identifies matters observed within the agreed scope.
5. Government and Third-Party Records
Information obtained from MahaRERA, registration offices, revenue authorities, CIDCO, municipal authorities, courts, banks, societies or other third-party sources is subject to the accuracy, completeness and availability of those records.
6. Client Responsibility
- Provide complete and accurate information and documents.
- Disclose known disputes, notices, loans, mortgages, litigation, family claims, development arrangements and other material facts.
- Promptly notify us of changes to the transaction or property.
7. Reports Are Property-Specific
A report prepared for one property should not be used as a legal verification report for another property. A report prepared for one transaction should not automatically be relied upon for a subsequent transaction or purchaser.
8. No Investment or Financial Advice
Our legal/property verification services do not constitute investment advice, financial advice, tax advice unless specifically included, valuation, structural engineering certification, architectural certification, market-price assessment, guarantee of appreciation or guarantee of resale.
9. Physical Inspection
Unless expressly included in the engagement, property verification does not necessarily include physical inspection. A document review cannot establish matters that can only be identified through physical inspection.
10. Client's Independent Decision
The final decision to purchase, sell, invest in, finance or otherwise transact in relation to a property remains solely with the client. The report is intended to assist the client in making an informed decision.
11. Fees and Taxes
Professional fees, government charges, stamp duty, registration fees, search fees, certified-copy charges, courier charges, travel expenses and other third-party expenses shall be payable as applicable.
12. Limitation of Liability
To the extent permitted by applicable law, liability arising from a service shall be limited to the scope and professional fee actually paid for that particular service, except where such limitation is prohibited by law or otherwise expressly agreed. Nothing in these Terms is intended to exclude liability that cannot lawfully be excluded or limited.
13. Confidentiality
Information and documents received from a client will be treated as confidential subject to applicable law, professional obligations, court/authority requirements, the Privacy Policy and circumstances where disclosure is necessary for the agreed assignment.
14. Intellectual Property
The VerifyMyProperty™ name, logo, website content, report formats, templates, graphics and original materials are protected by applicable intellectual-property laws. A client may use a report prepared for their transaction for its intended personal/legal transaction purpose, but may not commercially reproduce, resell or publish the report without permission, subject to applicable law and engagement terms.
