Property Verification
What is property verification?
Property verification is a legal and documentary review of a property. It helps identify ownership-related concerns, document gaps and issues that may need clarification before a transaction.
When should I get a property verified?
Ideally, arrange a review before paying a substantial booking amount or signing an agreement. If you have already booked, share the documents and explain the stage of your transaction so the review can focus on your next steps.
Can you verify a resale property?
Yes. The review can focus on the available ownership chain, sale documents, society records and other documents relevant to the resale transaction. The exact scope depends on the property and records available.
Can an under-construction property be reviewed?
Share the project details and available documents. Relevant approvals, developer rights, registration information and agreement terms can be considered within the agreed review scope.
Is bank loan approval enough to skip an independent review?
A bank assessment serves its lending requirements. An independent review can also consider your transaction documents and buyer-related concerns. Share any bank title report or approval documents so the team can explain what further review may be useful.
Does RERA registration replace a property document review?
RERA registration information is one part of a project review. Ownership documents, approvals and agreement terms may still require separate consideration. The relevant checks depend on the transaction.
Agreement & Sale Deed Review
What does an Agreement for Sale review cover?
The review considers the document’s obligations and important terms, such as payment, possession, cancellation, default, parking and property descriptions, as applicable. It highlights concerns and possible changes for discussion before signing.
How is a sale deed review different from an agreement review?
An agreement review focuses on the terms governing the proposed transaction. A sale deed review focuses on the draft transfer document, including party details, property description, consideration and relevant declarations. The appropriate service depends on your transaction stage.
Can I send a draft before signing or registration?
Yes. Share the complete draft and available supporting documents before signing. Reviewing an early draft gives you time to seek clarification or request changes.
What if I have already signed the agreement?
The signed document can still be reviewed to understand its terms and identify issues for follow-up. Tell the team what has been signed, paid or registered so they can confirm an appropriate scope.
Will the review suggest changes to the document?
Where relevant, the review can identify clauses that need clarification or revision. Confirm whether detailed drafting or a revised document is included in the service you select.
Are drafting and other legal services included automatically?
They are not automatically included in every document review. Share your requirement—such as drafting, registration assistance or another property-related service—to confirm availability, scope and a separate quotation if needed.
Documents & Getting Started
Which documents should I share?
Start with the available agreement or sale deed, property details and supporting ownership or project documents. Depending on the property, society records, approvals, land records or other documents may be relevant. The team can provide a property-specific checklist.
What if some documents are missing?
Share what you have and identify what is unavailable. The review can highlight missing information and records to request. Any findings remain subject to the documents available and the agreed checks.
Can I share scanned copies or PDFs?
Clear, complete and readable digital copies are a useful starting point. Include all pages and annexures. The team will let you know if better copies or additional records are required.
How long does the review take?
The turnaround depends on the service, document completeness and any additional checks required. Ask for an estimated timeline when the scope is confirmed, and share your signing or registration deadline.
How much does the service cost?
The fee depends on the selected service and review scope. Share the property and document details to confirm the applicable fee, deliverables and any additional charges before proceeding.
How do I start?
Contact the team through WhatsApp or the Contact Us page. Share the property location, transaction stage and the service you need. The team can then confirm the checklist, scope, fee and next steps.
Reports & Next Steps
What will I receive after the review?
The agreed deliverable will set out the review findings, important concerns, document gaps and recommended next steps. The content depends on the service and documents reviewed. Visit Sample Reports to see illustrative formats.
Will the report tell me whether I should buy?
The report helps you understand the legal and documentary concerns and actions to consider. It supports an informed decision; your purchase decision also depends on your finances, risk preferences and the unresolved issues.
Does a review guarantee that a property is risk-free?
No review can eliminate every risk. Findings are based on the agreed scope, available records and information reviewed. Unavailable documents or matters outside the scope may require further checks.
Does the service include a site visit or structural inspection?
A legal and document review should not be treated as a structural survey or physical inspection. If you need a site visit, valuation or technical assessment, ask separately whether it can be arranged.
What should I do if the report identifies concerns?
Use the findings to request documents, seek written clarification or discuss changes with the relevant party. Issues that remain unresolved may need further review before you proceed.
Can I ask questions after receiving the report?
Ask the team to explain unclear observations and recommended next steps. Confirm the consultation or follow-up included with your selected service, particularly if new documents arrive later.
